Some projects begin with a brief. This one began with chance.

What became Moments of Life, Live Moments, the debut photography monograph of Munich- and Lisbon-based street photographer Stephan Holzinger, began as an encounter, then grew into a book, a launch, an exhibition, a website, and an act of giving. Design For Tomorrow helped transform Stephan’s archive of street photographs into a custom publishing project with emotional weight, editorial discipline, cultural presence, and a philanthropic afterlife.

DFT led the book design, custom publishing, editorial consultancy, publication design, website design, social media writing and management, and print production oversight for the project. The studio shaped the book’s editorial pacing, layouts, graphic rhythm, visual sequencing, and overall publication structure, allowing Stephan’s photographs to move between observation, memory, humor, tenderness, and urban poetry. Which is to say: the book needed to feel human before it looked handsome. Fortunately, it did both.

The monograph also marked the first publishing use of Gnecko, a typeface by João Miranda, famously known as @walkingfearless, of Tudotype Foundry. Its use gave the book a distinctive, bold typographic presence: expressive, contemporary, and full of character, with enough graphic personality to hold its own beside the photography without asking for a separate dressing room.

The book was also designed as a bilingual monograph, with German presented first, followed by English. DFT incorporated this editorial parameter into the overall book design, building a clear typographic and color hierarchy so the two languages could coexist without turning the page into a chaotic international incident. This required careful planning, command of typography, and a disciplined use of color to signal translation, rhythm, and reading order, ensuring the monograph remained legible, readable, and intuitive as readers moved between languages.

Ric Gindap, DFT’s founder and creative director, wrote the curatorial essay “The Art of Looking, the Frame of Remembering,” which appeared in the book, on the project website, across social content, and as the interpretive spine of the Spruce Gallery exhibition. DFT also designed the project website, extending the monograph’s editorial and visual language into a digital home for the work.

DFT helped bring the project into public life through the monograph launch with the Rotary Club of Makati, joined by representatives of ANAK-Tnk / Tulay ng Kabataan Foundation, and through the photography print vernissage and secondary book launch at Spruce Gallery, curated by Ric Gindap and staged by Allan “Bolty” Gañgo.

The project carried a clear charitable mission: from the streets, for the streets. All proceeds from the sale of the books and the prints, and an additional donation by the photographer supported the Rotary Club of Makati’s THREEE AI Academy and ANAK-Tnk, connecting Stephan’s images of street life to institutions working directly with underprivileged and rehabilitated young people, education, opportunity, and care.

The result was an elegant, affecting monograph that gathered fleeting urban scenes and returned them as reflections on humanity, memory, attention, resilience, and grace. For DFT, this was book design as cultural stewardship: custom publishing with conscience, editorial strategy with feeling, and creative direction that understood a simple truth. Sometimes, the most lasting image is the one that learns how to give back.

The monograph, launch, and exhibition attracted media attention from cultural, lifestyle, and general-interest publications, strengthening the project’s visibility and giving the work a credible public record.

Eluria: Luxury Real Estate Branding

Crowded with numerous luxury offerings from powerful legacy real estate brands, how can a boutique property developer make a landmark project even more distinctive?

We asked this question and it immediately became the definitive gestation point for the creation of the brand Eluria. Arthaland, the farseeing developer, briefed Design For Tomorrow to craft a specific brand strategy, value proposition, identity, and expression for the überluxury property as it envisions to be an elevation from all the premium properties Arthaland already developed.

Most importantly, there is a singular imperative to expand and express what Arthaland plots the property to be “The unsurpassed sustainable luxury in Makati City.”

Instead of scoping local competitive brands, we suggested imbuing Eluria with a broadened worldview. We then initiated the assignment with a global benchmark of four exceptional real estate developments in Barcelona, Tokyo, Hong Kong, and New York.

Learnings from this exercise informed and underpinned Eluria’s differentiating brand attribute: luxury as “whispered elegance.” Five defining traits articulate this anchor concept: Embodies beautiful symmetry; Exudes an understated sophistication; Demonstrates elevated refinery; Evokes the pleasures and allures of life; Imbibes the lightness of being.

Having strategically profiled and understood the specific target audiences of Eluria’s 37 ultraluxe units, DFT framed the real estate brand’s values: illustriousness, luminosity, awe-inspiring, inimitability, and, central to it all, sustainability. We drew a clear essence from these values: “Peerless Urbanity.” This is further distilled into the resulting brand line, “Radiance of Life Refined,” which became the foundation for external communication concepts like the brand film.

After comprehensively defining the brand, we progressed into designing the extensive identity, expressions, art direction, visual signatures, and experiential elements. These custom and proprietary components became the tangible manifestation of the Eluria brand, that are consistently applied to suites of marketing and promotional collaterals, communications, and advertising, as well as a showroom experience unconventional in real estate standards, including exclusive buyers’ gift sets.

Externally rolled out during the annual stockholders’ meeting, Eluria successfully reinvented luxury real estate marketing dynamics while authentically adhering to its core defining mission: sustainability as the soul of an elevated way of life.

Noteworthy Nomenclature.

Eluria’s name is a minted evocation of “elan,” meaning flourish, illuminate, allure + “via,” meaning a way of life + “ya,” meaning house. Combined, these words lead to “a house flourishing with beauty and light” or “path to illumination.” In Hebrew, Eluria also means “precious flower.”

Daily Rhythms Captured In Bespoke Patterns.

Part of Eluria’s sense of place is the observant quality of how life unfolds along Rada Street (where it will occupy), the neighboring parks, and the slice of living and working transitions that define the beats and rhythms of Makati. These rhythms – expressed through a series of custom patterns that echo the brand strategy – become graphic elements to visualize life unfolding in the neighborhood.

Our placemaking strategy highlights the many undefeated elements that make Rada in Makati encircled by – and saturated with – charms and textures that emerging districts cannot easily replicate. It remains a premier place for living, working, leisure, commerce, and pleasure.

The Soul of Strategy

Emotion, function, affirmation, aspiration, and significantly purposeful vision underline the essence of the real estate brand Eluria. We conveyed only the essential elements that matter to the project and ingrained these decisive qualities into the overall goals of Arthaland and the brand’s intention.

Elevated by Design

Eluria’s architecture, with its “contemporary treehouse” concept integrated with the interiors’ Japanese philosophy of Wabi-sabi, is the masterful execution of FMB Architects’ Michael Banak. The elegant structure evokes understated luxury but incorporates state-of-the-art technology and a rich, unsurpassed array of green features. The real estate development has already garnered LEED, WELL CORE, EDGE, and BERDE certifications without compromising amenities, qualities, and ideals.

Typographic Exclusivity

DFT commissioned a bespoke typeface from Tudotype Foundry‘s João Miranda that speaks of the brand’s values, aspirations, and personality.

Eluria Capitals’ custom characters pursue the idea of rich sharpness with elegant minimalism that comes across through the replacement of serifs so commonly associated with this genre of typefaces, embracing the idea of strength applied in letter carving.

The final output is a beautiful set of capital letters infused with a variety of discretionary ligatures that create unique letter combinations, allowing each word to be as distinctive and crafted as possible through this system of letters.

Although it doesn’t replace the craft present in lettering, Eluria Capitals works hard to make the most beautiful group of letters feel as unique and distinctive as possible.

Editorial Elegance

Drawing from DFT’s extensive editorial and publishing expertise, a lush (soon-to-be-launched) monograph will be the most tactile expression of Eluria’s vision. Written in a defined Eluria brand tone of voice that avoids superlatives and pandering writing prevalent in property development marketing, the monograph uses expressive, intimate language that mirrors the real estate property’s ethos with clarity and passion.

Staying true to Arthaland’s sustainable brand DNA, the production values echo the same obsessive attention to detail. Specifications include premium FSC-certified paper and non-toxic vegetable inks.

A weighty custom hardwood case with a laser-cut logo on two sides tangibly and luxuriously articulate the Eluria values.

Delight and Subtlety – The Mastery of Experience Choreography

Staging a premium showroom experience with potential clients attuned to the codes of luxury is no easy feat. A dedicated luxury vehicle conveys showroom guests from their origin into the discreet experience suite. In every touchpoint of the real estate brand experience – from appointment to exit – the Eluria values are embedded and delivered in a nuanced but seamless way.

No garish branding will assertively confront guests emerging from the exclusive elevator (mimicking the future experience that elevators will open to each unit) and the spacious vestibule.

A discreet experience. No logo greets guests at the vestibule of the private showroom. Instead, the intriguing title of the Eluria monograph is emblazoned in situ to intrigue the imagination and heighten a sense of discovery.

Artistic Flourish

Steering the brand expression from an aggressive commercial sense, DFT proposed and injected some artistic interpretation of the Eluria real estate brand.

We commissioned renowned ceramicist John Pettyjohn to craft limited and numbered editions of exclusive ceramics in a custom Eluria box – given as gifts to select prospective clients. These deluxe tokens eschew the throwaway practices of cheap promotional items.

Architect and artist Jem Magbanua developed organic art prints illustrating the key differentiating amenities like the rooftop Potager Garden, the Eluria indoor garden, and the sustainable aspects of the units.

The Shape Of Us – Evoking A Vision Of A Distinct Life

Having delivered an expansive strategy, then crystalizing it with an original, elegant identity, Arthaland extended our real estate brand work by insisting that DFT conceive the Eluria films instead of passing the interpretation to an outsider.

DFT delivered a film narrative composed of vignettes that give a window into the passions, pursuits, and values that bind the people who will occupy these tasteful spaces.

Produced at the height of the COVID-19 pandemic, the film’s realization has various complex challenges: logistical restrictions, multiple last-minute cancellations, social distancing regulations, shortened production windows, and limited talent availability, amongst other things.

In the end, as the film line puts it profoundly, we are driven by the things that truly matter and capture our hearts.

Dignity And Prestige: As Long As It Takes

DFT also conceived a second film to manifest the brand’s concept of devoted, personalized service – a key differentiating proposition of Eluria among competing real estate brands. Instead of a standard concierge service, we upped the ante of luxury developments by proposing prestige services through professionally-trained butlers – pioneering the next level of premium experiences in the Philippine real estate sector. The film articulates the many attentive and anticipatory activities extended to residents and the distinctive element of Eluria – the irreplaceable human touch.

Book Design Celebrating Steve Leung’s 25th Anniversary

Twenty five years of Steve Leung’s ingenuity and arresting wit is celebrated in a landmark monograph “Steve Leung: Designing Asia and Beyond.”

Design for Tomorrow collaborated with esteemed publisher Thames & Hudson London, global consultancy Fifth Black in Melbourne, and Steve Leung Design team in Hong Kong and Beijing in realizing the comprehensive and awe-inspiring creative output of SLD in over two decades. This coincides with the commemoration of SLD’s 25th founding anniversary.

DFT initiated the monograph creative direction by carefully studying and incorporating the Steve Leung Design branding including the brand assets—from color palette, typographic style, and linear brand elements that are then made into the building blocks of the full editorial design. Though carefully gridded, the scale of imagery are set to be dynamic and emphasized the impactful photography of a collection of international photographers that documented the projects with stunning visuals.

Incisively written by lauded design writer Christina Ko and edited by Fifth Black Principal and Design Anthology’s editor-in-chief Suzy Annetta, the lush monograph chronicles SLD’s approach, philosophy, and outlooks, all crystalized in his work and lifelong design work and process.

“I truly look forward to this monograph,” Steve Leung enthuses. “I feel beyond excited to share my own design journey and legacy from a very intimate perspective that highlights how my entire life has always been deeply rooted into design. As I often say, the way that I design is not a “style”. It’s about my attitude. It’s about my philosophy. I always say that the most important word in my design philosophy is to be appropriate. But what is appropriate? We should do the right thing at the right time in the right context. Everything should come together.”

Suzy Annetta adds: “There are very few big-name designers in Asia that are well known outside of the region, and he may be one of them. He’s very strategic, he doesn’t sit around and wait for things to come to him—He is driven. But I also get the feeling that Steve didn’t really take himself too seriously, either; perhaps it’s this sense of joy he gets from just living life that has allowed him to infuse that sense of joy throughout the spaces that he creates.”

Curio: High-end Lifestyle Magazine Devoted To Luxury Watches

Timeline is one of the Philippines’ leading watch retail companies. For over 50 years since its establishment in 1963, the company has catered to a discerning clientele who use and collect timepieces of high quality.

Initially offering the Swiss luxury timepiece Rado (which the company distributes exclusively in the Philippines), Timeline expanded its prestige portfolio to include Tissot, Citizen, Tommy Hilfiger, J Springs, Mido, Frederique Constant, Storm, Andy Warhol, and other well-known luxury and accessible fashion timepiece brands.

Having an expanding roster of brands, Timeline approached Design For Tomorrow to capsulize its promotional and marketing communications efforts, cut its advertising budget, and raise the visibility and profile of the company as the curator of respected global watch brands for local collectors.

DFT responded by proposing a consolidated print platform, a mere fraction of its national broadsheet print ad placements. It conveys the collections more engagingly, centralizes its marketing efforts, and extends the content’s reach to social media syndication.

A bespoke lifestyle magazine to showcase premium timepiece brands is born. From the French word “curiosité,” CURIO is defined as a small yet complex object, a product of art, and a figure with exquisite attention to detail.

Curio Magazine features stunning and original imagery, authentic stories, and fascinating deep dive into a lifestyle anchored on horology culture.

The publication transcended the highly-commercial nature of catalogs into an engaging tool that expounds on each brand’s story. It became a promotional magnet for passers-by and evolved into a collectible gift for the in-store experience.

SLICE Magazine: Custom Publishing

Seamlessly blending the functions of a lifestyle magazine, branded content, promotional and public relations, and product portfolio, Design For Tomorrow conceived Slice to support a lifestyle retailer Alto Design’s rebranding.

The magazine is a cost-efficient way to consolidate the promotion of international furniture, kitchens, and accessories brands in Alto’s portfolio. It also became a platform to showcase architects and interior designers’ works that used Alto products and brands.

Employing all original content, stunning portraits, product/still life photography, and streamlined design, Slice became a collectible and engaging alternative to oft-discarded brochures and product catalogs.

The magazine is conceived, produced, designed, and published by Design For Tomorrow for Alveo Land to support the many landmark developments and investments of the leading property developer. It also plays a supporting role in the place branding campaign “Multifaceted Makati” DFT developed for Alveo.

Unilab: Community Engagement Marketing and Corporate Culture Development

Unilab is the Philippines’ biggest pharmaceutical company and a significant force in the Southeast Asian region. Under its umbrella are many successful subsidiaries operating in health, agriculture, beauty, and allied services. All these companies and the parent brand have thousands of employees that needed corporate updates, culture integration, and community engagement.

In late 2013 Unilab enjoined Design For Tomorrow to review its two publications People In Focus – a magazine for Unilab employees and community engagement; and Bayanihan – a journal for corporate culture, social responsibility, and company advisories.

Drawing on DFT’s extensive editorial experience, we deconstructed the two publications. Then we merged them into the new Bayanihan, a fresh quarterly fusing the needs of corporate communications and commercial lifestyle magazine elements.

A new editorial structure is adopted, creating new sections, pacing, and content presentation. Supporting the features are impactful creative and art direction, innovation in portrait photography, and product styling. A more sophisticated layout and grid, a relaxed photographic style, and complementary typography rounded up the magazine overhaul. In 2014, we color-coded every issue for the first series, making it collectible and compelling everyone to complete the set.

The redesign is a runaway hit, increasing employee engagement, requests to be featured, and awareness of division activities and career advancements within the Unilab family.

Alveo Land: Real Estate Brand Marketing and Custom Publication

Alveo Land, the country’s leading property developer, wanted a highly engaging, creative platform to tell the rich, practical, and inspiring stories beyond its communities. The challenge was that people tend to avoid branded brochures, educational pamphlets, and other sales materials. Another challenge is to develop collectible and tangible expressions of the Alveo corporate values, brand promise, and propositions.

Design For Tomorrow proposed to rebrand Alveo’s community newspaper, CommTalk (short for Community Talks), into a more engaging and proper lifestyle magazine. The revitalized publication showcases a wide breadth of content reflecting Alveo’s commitment to innovation, sustainability, communities’ regeneration, quality of life with valuable recommendations, and varied lifestyle topics related to vertical villages, business, entrepreneurship, and urban living.

Design For Tomorrow delivered a repurposed magazine with an overhauled editorial direction, compelling content, design, art + creative direction, and commissioning of original features and photography.

The overhaul saw a sleeker format, from using a different paper stock, a reconfigured grid, a new headline typeface, and a cleaner approach to imagery and visual direction.

Distributed to prospects and clients within premier Alveo communities nationwide, the elegant publication is also given as complimentary reading in select high-end hotel lobbies, specialty coffee spots, lounges, clinics, restaurants, and similar lifestyle spaces.

The lifestyle publication neutralized the intimidation factor and general uneasiness with prominently branded materials and delivered a very high pass-on rate. Distribution partners like Starbucks have repeatedly made requests to replenish copies as people tend to bring home copies of the magazine. Pages of CommTalk have also shown up on Pinterest boards, referencing design and tips found within its pages.

Panzzian: Resort Branding Philippines

Ten hours’ drive from Manila, intermittent (and often no) mobile phone signal, no television, and no internet connections were just a few of the amenity challenges of the owners of Pannzian when they came to Design For Tomorrow for a branding upgrade in 2015. They sought to revitalize the resort, redesign their logo, and come up with a fetching set of propositions and narratives.

Pannzian is a small family-owned beachfront property — a parcel of a sprawling ancestral hacienda in Pagudpud, Ilocos Norte. Originally a cluster of huts for the family and guests’ weekend getaway, it slowly grew into a small resort preferred by city-dwellers looking for a provincial retreat, homecoming balikbayans seeking a quiet place, and families in the neighboring provinces looking for a weekend excursion.

When Pagudpud shot into international fame as a surfing destination, plenty of new beachfront properties came to be. Aside from fierce competition, the need for Pannzian to attract new customers prompted the discussion for brand revitalization.

Our team immersed ourselves in Pagudpud, visiting and sampling neighboring properties, talking and listening to the Pannzian community’s stories, trekking the mountainous and river parts of the hacienda, and relishing the indigenous cuisine and local crafts. We also invited master planning and architectural teams to map out physical overhaul and interior redesign potentials.

Then we recommended a more authentic route in presenting the challenges of the place. Instead of glossing over the lack of modern conveniences, we repositioned Pannzian as a place for “digital detox” or a non-pretentious place for complete disconnection from all the unpleasant intrusions of urban technology-soaked life.

Highlighting an experience of homecoming to natural wealth, the largely unspoiled property’s mountains, hills, rivers, farms, and seaside spots become an appealing backdrop for either active adventure or a serene respite.

The curving part of the wordmark encapsulates the easy rhythm of this hidden place of harmony. It also visually echoes the waves, the river’s slow current, and the hacienda’s slopes. Then we produced largely unretouched photos of the place, the people, the heirloom recipes, and activities to be had as a window into Pannzian. We then embedded the property’s adopted community’s stories and activities, providing an immersive opportunity, participation (guests can help catch fish and given a share of the catch), and active engagement.

Considering the long travel, we also made an experiential guide embedding gastronomic and cultural discoveries along the way.

The revitalization successfully raised the profile and perception of the brand as a rustic destination for blissful disconnection.

Because of Commtalk‘s success as a medium of engagement, Ayala Land Premier, the luxury real estate development arm of the Ayala Group (and sister company of Alveo Land), invited Design For Tomorrow to create its own branded publication, Loft.

How Ayala Land Premier’s Real Estate Magazine Design Was Made

As the most prestigious developer in the country, Ayala Land wanted a tactile expression of its core brand values while exuding the characters the company is reputed for: luxury, sophistication, refinement, understated elegance, the highest standards. The publication should also exude the company’s enduring values that enrich its exclusive communities’ elevated quality of life.

Editorial Direction & Print Production Specifications

Working closely with the core Ayala Land Premier team of brand guardians, strategists, and marketing communications teams for this real estate magazine project we define an editorial direction, design, and expression strategy while employing a curatorial approach. High production values were used throughout, from bespoke content and visuals down to print production specifications. Aromatic ink was also stipulated and special silver metallic foil, debossed on the masthead (logomark) that Design For Tomorrow also designed.

The covetable magazine features travel, lifestyle, provocative essays, creative profiles, and snippets of the Ayala Land Premier communities’ lifestyle. The result is a deluxe publication exclusively distributed within the Ayala Land Premier communities and select establishments that complement the brand’s sophisticated lifestyle.
